Surface-Specific Maintenance

Floor Care New York City

Floors treated according to what they are made of, on a schedule that prevents the damage rather than chasing it.

Why Floors Fail Early

Floor care that matches the surface underneath

Most commercial floors do not wear out. They are worn out early, usually by the wrong product or the wrong frequency. A stripper strong enough for VCT will haze a sealed concrete floor. A burnisher run over insufficient wax build takes the finish straight off. The surface dictates the method, and getting that wrong costs far more than the maintenance would have.

We identify what each floor actually is before recommending anything, then set a maintenance interval that keeps it ahead of visible wear. In a New York building that usually means more frequent entrance work and less frequent attention further inside, because the damage arrives at the door.

Surfaces We Maintain

Floor care services for New York facilities

VCT stripping and refinishing

Full removal of old finish, neutralising, and rebuilding coats to a specified gloss level. Scheduled at intervals that suit the traffic rather than a fixed annual date.

Burnishing and spray buffing

High-speed maintenance between refinishes to restore gloss and extend the life of the existing coats, which delays the far more disruptive strip.

Tile and grout restoration

Deep extraction on hard tile and porous grout lines, where ordinary mopping pushes soil into the joint rather than removing it.

Carpet cleaning and extraction

Hot water extraction and interim encapsulation on a rotation, with attention to the entrance runs that carry the majority of soil.

Concrete and stone care

Cleaning and protective treatment for sealed concrete, terrazzo, and natural stone, using products matched to the sealer already in place.

Entrance matting strategy

The cheapest floor care there is. Correct matting length at each entrance captures the grit that would otherwise abrade the finish across the whole floor.

NYC Conditions

What New York does to commercial floors

Winter is the defining problem. Calcium chloride and rock salt tracked in from the sidewalk leave a white residue that ordinary neutral cleaner will not lift, and left in place it dulls and eventually etches the finish. Ice melt season needs its own cleaning approach, not just more of the usual.

Foot traffic volume is the other factor. A Brooklyn storefront or a Midtown lobby takes more traffic in a week than a suburban equivalent takes in a month, which compresses every maintenance interval. We plan floor schedules around the entrance-to-interior gradient rather than treating the whole floor plate the same.

How Floor Work Runs

How we plan and run floor care

Surface identification

We confirm what each floor is and what has been applied to it previously, since the existing product determines what can safely be used next.

Condition assessment and interval

We record current condition and set a maintenance interval per area, with entrances and main runs on a tighter cycle than low-traffic zones.

Scheduling around occupancy

Refinishing needs the floor empty and dry for a set period, so the work is planned for evenings, weekends, or closure windows agreed in advance.

Execution and follow-up check

The work is completed to the agreed gloss or cleanliness standard, then reviewed after normal traffic resumes to confirm it is holding.

Budget Planning

What does commercial floor care cost in NYC?

Strip and wax work in New York typically runs about $0.40 to $0.90 per square foot depending on how many coats are specified, the condition of the existing finish, and how much furniture has to be moved and replaced. Burnishing between refinishes is considerably cheaper per visit and is what keeps the expensive work infrequent.

Carpet extraction is usually quoted per square foot or per area, and tile and grout restoration prices according to grout condition, which varies enormously. We quote after seeing the floor, because photographs consistently understate how much soil is in a grout line.

Answers Before You Schedule

Floor Care in New York: common questions

How often should commercial floors be stripped and waxed? +
For most New York facilities, once or twice a year with regular burnishing in between. Stripping more often than necessary removes finish that still had life in it, and it is the most disruptive and expensive part of the cycle.
How long does a floor need to stay clear after refinishing? +
Plan on the area being out of use overnight. Finish coats need time to cure properly, and walking on them early leaves marks that only come out with another coat.
Can you work overnight or on weekends? +
Yes, and for floor work we usually recommend it. Most refinishing in our New York contracts happens outside operating hours precisely because the floor has to stay clear.
Do you handle winter salt damage? +
Yes. Salt residue needs a neutralising cleaner rather than standard floor detergent, and during ice melt season we increase entrance cleaning frequency to stop the residue spreading further into the building.
Is floor care included in a cleaning contract? +
Routine mopping and vacuuming are. Periodic work like stripping, refinishing, and extraction is normally scheduled and priced separately, so it stays visible instead of being buried in the monthly figure.
